Our Process

Four steps, and no surprises

You'll always know what happens next, who's handling it, and when you'll hear from us again.

01

Consultation

We start by listening, not pitching.

We sit down — in person, by phone, or over video if you're out of state — and talk through what you're hoping for. Timeline, budget, must-haves, and the things you'd compromise on.

There's no paperwork, no obligation, and no pitch. You'll leave this conversation knowing more than you did, whether or not you hire us.

  • Buyers: what you're after, and what a realistic search looks like
  • Sellers: your timeline, and an early read on preparation
  • Everyone: honest expectations about this market
Start with step one
02

Strategy

A plan built around your life, not a template.

We build the approach around your timeline and your budget. For buyers, that means a defined search area, target price ranges, and a shortlist worth your Saturday. For sellers, a pricing rationale, a preparation list, and a launch plan.

You'll know what happens next, who's handling it, and when you'll hear from us again.

  • Written pricing rationale grounded in recent local sales
  • A preparation list that respects your budget
  • Clear timelines and expectations from the outset
03

Search or Listing

Then we do the work.

For buyers: private showings arranged around your schedule, honest debriefs after each property, and a broker who tells you when something is wrong for you. We'd rather lose a sale than place you badly.

For sellers: preparation coordinated, photography and presentation handled, and the property brought to market properly. We bring buyers who are ready, not curious.

  • Private showings, including remote video walkthroughs
  • Candid assessments of condition, value, and resale
  • Professional presentation and coordinated marketing
04

Closing & Beyond

The paperwork is our job, not yours.

We manage inspections, timelines, negotiations, and documentation through to the closing table — chasing the details so you don't have to.

And we stay reachable afterward. Questions about a well, a fence line, or a tax bill two years from now are still welcome. That's what being a neighbor means.

  • Inspections and timelines coordinated and tracked
  • Negotiation from offer through final signatures
  • A broker who answers the phone after closing day
Before We Meet

Nothing here is required — but it helps

Come to the first conversation with these if you have them. If you don't, we'll still get where we're going.

If You're Buying

  • A realistic budget — and what you'd be comfortable stretching to
  • Your timeline, even if it's approximate
  • The non-negotiables: acreage, outbuildings, water, commute
  • Your lender's pre-approval letter, if the process is underway

If You're Selling

  • Your timeline, and whether a move is time-sensitive
  • Records of major improvements — roof, well, HVAC, additions
  • Any surveys, plats, or easement documents you hold
  • A mortgage payoff figure, if you have one to hand

Step one is just a conversationand it costs you nothing.

Call JJ Graham directly, or send a note and we'll come back to you within one business day.
